A residential survey is an inspection and report undertaken by an expert surveyor with the aim of informing the potential purchaser or owner of the condition and problems a home might have. The investigation will provide an assessment of the property and identify the major issues that determine essential repairs and improvements that can affect the ‘liveability’ and safety of the property.
Surveys are normally undertaken on behalf of the purchaser, usually once an offer has been accepted. A survey is not a valuation nor mortgage valuation and it is not undertaken on behalf of a mortgage lender or bank
Corbett & Co provide surveys under the RICS Home Survey Standard. We are prepared to offer two types or levels of Survey. The Level 2 (previously called a HomeBuyer Survey with valuation) or Level 3 (previously called a Building Survey).
A level 2 survey is suitable for more “standard” properties in reasonable conditions. The survey will highlight any problems and advice or repairs that might detrimentally impact on the value of the property.
A level 3 survey is a more detailed and comprehensive survey. It is more appropriate for older properties, of more detailed design, unusual construction or in poor condition or ore undergone extensive work such as extensions.
During our surveys we inspect and assess the external features of the property including roofs, chimneys, gutters, windows, doors and drains as well as outside areas. Internally we survey (where access allows) roof voids, walls, doors, floors, bathrooms, kitchens and fixtures and fittings. We will visually assess, where possible, services such as heating, water and electricity. We can often introduce clients from outside the area to local contractors who have proved reliable in the past.
